Why there is no reliable one-price-per-room answer
One room can have a few accessible ceiling beams; another can contain a full exposed frame, posts, trusses and a vaulted roof. The amount of timber to work on, its height and the finish already applied can be very different even where the floor area is the same.
We assess those details before providing a project-specific quotation. This page explains the information needed; it is not a live price calculator, a price guarantee or an offer to undertake unseen work at a fixed rate.
The main items that change a quotation
Beam area and detail. The number, depth and length of the beams matter, as do posts, braces and awkward junctions. A wide photograph gives more context than a close-up on its own.
Existing coating. Paint, stain, varnish, wax and chalk paint need different assessment. Where wax removal or other preparation is necessary, that should be identified separately rather than concealed inside a headline price.
Access and room height. A normal ceiling and a double-height frame are different working environments. Include photographs of stairs, fixed furniture or other obstacles near the beams.
Project scope. Tell us the number of rooms, whether the property is occupied, the postcode and your preferred timing. Listed-building requirements and any work by other contractors should be raised before the schedule is agreed.
Send a small, useful photo pack
For each room, provide one wide view showing the ceiling and access, one close view of the existing coating and one detail that shows the finish you are concerned about. Add approximate room dimensions and ceiling height. Identify wax, chalk paint or known products by name where possible.

What to check in the quotation
Check which rooms and beams are included, what preparation is allowed for, how access will be arranged, the agreed appearance, the total price and how VAT is presented. Ask what is excluded and what happens if an unsuitable coating is found.
